landlord n. A person who grants a lease or tenancy. He need not be the outright owner of the tenanted premises (he may, for example, be a lessee himself). A landlord may be an individual, a local authority, a trustee, a personal representative, or a corporation (such as a company). A landlord may provide services to the tenant, such as heating, lighting, and porterage. There are statutory controls on the amount that a landlord can charge for such services and procedures for consultation with the tenants. When there is a change of ownership of residential property subject to a lease, the new landlord must inform the tenant within two months or when rent is next due, whichever is the later. The kind of security of tenure a tenant has is affected by the identity of the landlord. See assured tenancy; protected tenancy; restricted contract; secure tenancy. |
