break clause
A clause often contained in a fixed-term lease that provides for an option to terminate the tenancy before the end of the term at a particular time or when a particular event occurs. A notice served by one party to a lease on the other to operate a break clause is known as a break notice. Such a notice must comply strictly, both as to its form and as to its method of service, with the requirements of the lease. |
