registered land Land to which the title in question is registered (see land registration). Land subject to compulsory registration on dealing may be both registered and unregistered; for example, the freehold owner’s title may not be registered if he acquired the land before compulsory registration was introduced in the area, but if he grants a lease for more than seven years the tenant’s leasehold title must be registered. Strictly, it is the legal estate or title that is registered, not the land itself. Since over 88% of all land in England and Wales is now registered, this is now the “normal” way for ownership of land to be recorded, replacing title deeds. |
