单词 premium
释义

premium
n. 1. The sum payable (usually annually) by the insured to the insurer under a contract of insurance. Since October 1994 household and motor insurance premiums have been subject to a duty known as insurance premium tax (12% in 2017, with a 20% higher rate for taxable travel insurance). 2. A lump sum that is sometimes paid by a tenant at the time of the grant, assignment, or renewal of his lease or tenancy. When a premium is paid on the issue of a lease for less than 50 years, a proportion of the premium paid is treated as income subject to income tax. The part of the premium not subject to income tax is then subject to capital gains tax as a part disposal. A premium is defined as “including any like sum whether payable to the immediate or superior landlord or to a person connected with such landlord”. Cases: Elmdene Estates Ltd v White [1960] AC 528 (HL); Clarke v United Real (Moorgate) Ltd [1988] STC 273; R v Birmingham (West) Rent Tribunal [1951] 2 KB. 3. See capital.
