It includes the cultivation of the land (Wedd v Porter & Ors [1916] 2 KB 91 (CA)), and the repair of fences (Chetham v Hampson (1791) 4 TR 318). The standard varies according to the time, place and nature of the cultivation of the land: Meux v Cobley [1892] 2 Ch 253. It is not a standard as to how agricultural land is to be left upon termination of a lease: Williams v Lewis, supra. It is applicable to all nature of leases (Onslow v Anon (1809) 16 Ves 173), but can be expressly excluded (Halifax v Chambers (1839) 4 M & W 662, 150 ER 1586).
