In a sale of land, the vendor must prove his or her title of the land shown in the deeds by production of proper evidence of title. Unless expressly stated otherwise, the vendor must deduce a title for a period of at least 15 years preceding the sale: Conveyancing and Property Ordinance (Cap 219) s 13(1). As regard to land in the New Territories, the devolution of title, whether by inter vivos transaction or on death, was regulated by the registration system and the general law of Hong Kong and a system for deducing titles to leases from the Government was imposed, dependent upon the registration of deeds: Wu Koon Tai & Anor v Wu Yau Loi [1996] 3 HKC 559, [1997] AC 179.
