释义 | 妥善的摘要 A document used in conveyancing of old system land summarising all documents and events necessary to establish ownership of the land in the vendor. The abstract is prepared by the vendor: Compton v Bagley [1892] 1 Ch 313. The tenant is entitled to have the abstract verified: Re Pursell and Deakin’s Contract [1893] WN 152. A proper abstract is as full and perfect and abstract as the vendor can make from his or her knowledge, actual or constructive, of the relevant facts and documents. It commences with a good root of title and the recites in chronological order the material parts of all assurances, probates of wills, court orders, and other instruments and details of all events such as births, deaths, marriages, and bankruptcies relevant to the devolution of title. In Hong Kong practices, the vendor produces only copies of relevant documents relating to title, instead of an abstract of title: Ng Chek Kok v Kiu Wai Ming [1992] 1 HKLR 5.
