A document which is sealed and delivered and intended to take effect as a deed in compliance with legislative provisions: for example Conveyancing and Property Ordinance (Cap 219) s 4(1). A formal contract must be signed as well as sealed and be attested by at least one witness not a party to the deed, and unlike simple, parol or informal contracts, it does not require consideration.
