释义	租客的固定附著物 Items affixed to leased premises by a tenant, which the tenant may remove at or before the end of the lease: Bain v Brand (1876) 1 App Cas 762 (HL). If the fixtures are not removed by the tenant, they pass to the landlord, and a subsequent tenant takes no interest in them other than as part of the premises demised to him: Smith v City Petroleum Co Ltd [1940] 1 All ER 260. Even where an article has been attached to the demised premises by the tenant so as to become a fixture, if it has been affixed for the purposes of trade or ornament, the tenant is entitled, in the absence of agreement to the contrary, to sever the article from the premises and to remove it: Spyer v Phillipson [1931] 2 Ch 183 (CA).
