1. The action of ruining or squandering, particularly allowing buildings to fall into disrepair. In real property law, ‘dilapidation’ refers to damage the repair of which is necessary to restore premises to a reasonable state after termination of a tenancy, being repairs necessitated by the actions or use of the tenant during the tenancy. In Hong Kong, where in the opinion of the Building Authority any building has been rendered dangerous or liable to become dangerous by dilapidation, the Building Authority may by order in writing served on the owner declare such building to be dangerous or liable to become dangerous and require the demolition of the whole or part of such building or various works to be carried out: Buildings Ordinance (Cap 123) s 26. Where the Building Authority finds on inspection any dilapidation or defect in a building he may by order in writing served on the owner of such building require works to be carried out or an authorised person to be appointed to carry out such investigation in relation to the building: s 26A. 2. In ecclesiastical law, where an occupant of a living allows church buildings to fall into disrepair; which is either voluntary, by pulling down; or permissive, by allowing the buildings to decay.
