| 释义 | 私人用途地役權 The grant of a right to the owner of one property, to access to a neighbour’s property for non-commercial reasons, for example, to gain access to a roadway on the other side of the neighbour’s property. The mere existence over in single ownership of a private easement could not lead to the conclusion that the a piece of land had to be treated as two separate parcels and as such approval was needed for the redevelopment in respect of site coverage and plot ratio under the Building (Planning) Regulations (Cap 123F): Hinge Well Co Ltd v A-G [1987] 1 HKC 44, [1988] 1 HKLR 32 (PC).
