| 释义 | 逐年訂定的租賃 A tenancy for a term: Hammersmith and Fulham London BC v Monk [1992] 1 AC 478, 1 All ER 1 (HL). It is included in the definition of ‘term of years absolute’ in the Conveyancing and Property Ordinance (Cap 219) s 2. It arises either by express agreement or by implication of law. The agreement may stipulate the time and length of any notice required to determine the tenancy (Lai Mai Yu v A-G [1977] HKLR 382). In the absence of any such stipulation and of any statutory provision preventing determination, the tenancy may be determined at the end of the first or any subsequent year: Mayo v Joyce [1920] 1 KB 824.
