In the context of a transfer or assurance of real property, the principle that the grantor must not diminish, detract from or prejudice his or her grant: Browne v Flower [1911] Ch 219. For example, a transfer by an owner of real property includes all easements necessary for the use and enjoyment of the land for the purposes for which the grant was made: Woodhouse & Co Ltd v Kirkland (Derby) Ltd [1970] 2 All ER 587, 1 WLR 1185. Similarly, in the case of leases, a lessor must not act in such a way as to render the leased premises unfit or materially less fit for the purposes for which the lease was made: for example, Browne v Flower [1911] 1 Ch 219, [1908-10] All ER Rep 545.
