释义	為追索欠租而作出的扣押 The act of court bailiff seizing movable property, subject to some exceptions, which is in the apparent possession of the tenant inside the premises. Distress for rent must be carried out under the Landlord and Tenant (Consolidation) Ordinance (Cap 7) ss 75-114, which prescribes the procedure for distraint: Fuleeko Co Ltd v Spiral Tubes International Ltd [1986] HKC 269 (CA). As to the goods which are not portable, a watchman will stay to guard them. The bailiff will then prepare an inventory and appraisement of value of goods taken. It would be served to the tenant with a notice informing him that the listed goods has been seized for the arrears of rent and they will be sold on a specified date unless the rent arrears has been repaid or a court order has been obtained to prevent the sale. However, some goods are privileged from distress: Landlord and Tenant (Consolidation) Ordinance (Cap 7) s 88.
